GUEST INFORMATION

Log burner

There should be sufficient logs available for your first fire. If you need additional fuel this may be purchased from Burnham Petrol Station. Please only burn Kiln Dried logs and follow safety instructions when lighting any fire. Instructions for using the log burner are located in the utility. NO HOT ASHES to be placed in rubbish bins at the property.

Cooker / microwave

Please refer to the instruction booklet for the oven and microwave (booklet located in the utility). Microwave located in cupboard to left of cooker.

Fire blanket / extinguisher

Located in Kitchen drawer, left of cooker and utility respectively.

Dish washer

Please refer to the instruction booklet located in the kitchen dresser left hand draw. 

Fridge / filtered water

Please refer to instruction booklet located in the utility. However fresh filtered water available from fridge in kitchen. 

Smoke and carbon monoxide alarms

These have been checked prior to your stay, but please let us know if the batteries require changing.

Iron. board. clothes rack.

There is an iron /ironing board and clothes rack in the utility and or in the cupboard in the hallway. As the water in this area is hard, if using the iron’s steam setting, please fill with previously boiled water and not water straight from the tap.

TV

The channels we get are terrestrial channels/ Freeview channels. All bedrooms and lounge have a smart TV with remote - inclusive of Netflix. 

DVD player

DVD player only. This is located in the games cupboard in the lounge left of TV and can be connected to TV with the HDMI cable provided if required. 

Sound bar & Sound Dock

This is connected directly to the TV, remote located in the lounge, there is Bluetooth connection so you can connect to play music if required.  Remotes have been checked prior to your stay, but please let us know if the batteries require changing. Sound Dock in Kitchen, press bluetooth button and connect.

Vacuum cleaner

Located in Utility Long Cupboard.

Washing machine / tumble dryer

Please refer to user instruction manuals located in utility.

Rubbish & recycling

Bins are collected on MONDAYS.  Blue for household waste. Green for recycling.

Travel cot & highchair

There is a complimentary travel cot and highchair for guest use, located in cupboard in hallway

Pillows / hair dryer

Each room has extra pillows and hair dryer located at top of wardrobes.

BBQ

A charcoal barbecue has been provided outside and we’d be grateful if you could leave it in the state that you’d like to find it in for the next guests please. No HOT ASHES to be put in any rubbish bins at the property.

Fuse box

This is located in hallway cupboard nearest the front door. 

Stop tap

This is located in the utility under sink.

Keys

Please return keys to where you originally got them from.

Keeping house secure and safe

Please lock doors and close windows, switch off lights and electrical appliances when you leave the property unoccupied. 

No smoking / No candles

No Smoking anywhere inside the property. Please do not light candles in the property.

Respect the neighbours

They are our friends and live here all year round. Please don’t cause nuisance or annoyance to occupants of any nearby property.

No parties

Our property is meant exclusively for recreational purposes, please don’t use for any parties or events, the maximum people using the accommodation at any time is 6 persons, only persons listed on the booking form can occupy the property.

Excessive noise

We love music, however, please do not play excessively loud or late at night.

FURRY FRIENDS

We welcome well behaved dogs; in fact, we love them, and the property has been designed with them in mind.

The rear garden is secure with two rear side gates either side for extra safety, please check these are closed as previous guests may have left open.

Please do not let pets onto furniture, especially beds and sofas.

Guests are responsible for clearing up after their pets. Please dispose of any waste in the black bin.

Please ensure your pets are clean and dry before entering property, especially after returning from the beach. We have provided two hoses either side of property for those mucky pups.

Dog bowls for food and water are located in the utility.

We advise not leaving your dog alone in the property unless completely necessary and caged.

There are some wonderful walks in the local area for you and your dog. For a short - keep clean walk, the track at end of Joan Shorts Lane, heading out to Burnham Thorpe, turn right after petrol station heading into village and go straight on - aka the dog track.

heating

There are three heating zones within the property, each controlled by its own thermostat.

The heating should be set to a comfortable temperature on arrival. Please feel free to adjust this for seasonal variation. Hot water scheduled for two hours in the morning and two hours in evening.

 The thermostat controls are located as below: -

· House (All radiators front of house) – Including lounge, hallway and two front bedrooms.

Thermostat located on wall outside bedrooms in hallway.

· Kitchen / Dining Area (Underfloor)

Thermostat located on wall outside of utility room.

· Master Bed (Underfloor)

Thermostat located in Master Bedroom near wardrobe.

Should you need to change. Push the dial to wake up the thermostat. Once the screen turns on, turn the dial to your preferred temperature.

Should you wish to boost the heating, Press the Heating Boost buttons on top of the thermostat to turn the heating on. Top left button for hot water, Top right for heating.

Safety and Hazards

Please be advised that all floors / shower areas can be a slip hazard, rugs and matts a trip hazard, the water could be very hot and the bath a drowning hazard.

Cooking or electrical appliances should never be left unattended, Log fire and BBQ should not be left unattended or be operated by children. NO HOT ASHES to be put in bins.

There are glass doors at the property and care should be taken when opening and closing all doors, especially the bifold doors.

Please accustom yourself to the surroundings, appropriate fire exits and fire extinguishing equipment locations.

Please do not charge electric Vehicles inclusive of E Bikes and E Scooters at the property this is strictly prohibited for insurance purposes.

Children should never be left without adult supervision.

Cleanliness

Please leave the property as you find it, treating with due care, so that other guests may continue to enjoy it.

If you notice something is missing or damaged, please let us know immediately so that we can take the appropriate action. If there has been any damage or breakages during your stay, we would be grateful if you could report them promptly, especially before check-out. The accommodation will be inspected at the end of the holiday & you may be charged for any loss or damage.

Please empty the refrigerator before you leave. Please ensure that dishes, pots and pans, cutlery, toaster, kettles etc. are clean and dried before storing them.

In order to prevent possible blockages, please do not dispose of food waste, dangerous liquids, fats or feminine hygiene items in the WC, sinks, bath or showers.

Please remove footwear before entering the property.

We as home owners and our agents Sowerbys Holiday Cottages Ltd. accept no responsibility for any damage, injury or illness caused by use of the accommodation and any amenities and such use is at the Hirer's own risk. The details and prices in the brochure/website may be subject to change. The information given in the brochure and on our website is believed to be correct and true at the time of going to press.

We as home owners and our agents Sowerbys Holiday Cottages Ltd. cannot be held responsible for (and cannot accept liability for) issues outside their reasonable control such as breakdown of domestic appliances, plumbing, electrical problems, structural repairs, non-working Wi-fi, poor TV reception, invasion of pests, infestations or damage caused by exceptional weather conditions, or by noise and disturbance resulting from nearby building works, noisy neighbours or local events.
